REMEMBERING YOU HAVE A HOME WARRANTY ON YOUR HOME, KNOWING WHAT IT COVERS

So often we will get a call from a customer saying, “I just had my water heater replace, how do I get reimbursed?”  The common answer is going to be you don’t.

PLEASE always read your contract. If you have a home warranty it will say:

  1. only items within the interior of the main foundation or garage is covered.  The items need to be in place and in good working order at the effective date of the coverage period.
  2. These items must be maintained.  You can’t keep your car under warranty if you don’t change the oil, air filters or tires among other items.
  3. Coverage is for domestic grade appliances and systems.

Home Warranties are there to HELP with the cost of repair and replacement of items that fail due to normal wear and tear.

The next instruction will say:

  • You must notify (your home warranty company) immediately when a covered item malfunctions.
  • Your warranty company will contact one of their approved vendors to contact you and get the item repaired

Your home warranty company is governed by the State Insurance Board, but they also have to report to the State Real Estate Board.

When a policy sounds too good to be true always read it, but when you have a warranty that keeps going up always shop.  Higher pricing doesn’t always mean better, it can mean that you are paying for someone else to win a law suit.
